自从商品房预售制度出现以后,就逐渐显现出其不凡的号召力。从很多数据中不难看出,近年来,我国期房跟现房相比较,期房的比例越来越大。在商品房预售不断发展的同时,其相应的弊端也逐渐出现。随着期房比例的增大,因其本身存在的一些缺陷以及监管不到位等原因使商品房预售合同纠纷产生的数量不断增大。在整个预售过程中,每个阶段都有可能产生纠纷,每个阶段的纠纷也都不一样。通过对商品房预售过程中一些比较容易产生纠纷的问题进行了分析,并给出相应的对策,对纠纷的出现加以预防。

The regulations for pre-selling commercial properties have shown great appeal since its introduction.
However, apparently, forward delivery houses are taking larger share than finished houses. Disputes concerning presales
contract constantly arise along with the increase of presales houses due to the defects of regulation itself and poor su原
pervision of authority. Dispute may occur at any step of presales procedure and each is different from others. The paper
sets out to analyze the dispute that may arise during the presale procedure and puts forward preventive measures.
