摘要:

针对老旧住宅小区整治难，在分析武汉市中心城区老旧住宅小区数据的基础上，阐释了 老旧住宅小区物业管理长效机制内涵的三个层次：制定老旧住宅小区物业管理中长期规 划、培育老旧住宅小区物业管理市场、开发老旧住宅小区公共资源。通过三个层次的建设， 解决老旧住宅小区长期以来整治无序，物业管理基本靠政府兜底，物业管理资金不足三大 难题。

Abstract:

To tackle the difficulty of old residential area remediation, the paper analyzes the data of old residential area in Wuhan inner city. On the basis of the analysis , the paper interprets the connotations of the long-term mecha— nism of the old residential area property management in three levels: the planning of old residential area property man— agement for medium and long-term, the cultivation of old residential area property management market, the develop— ment of old residential area of public resources. Through the construction of three levels, the disorder of the old resi— dential area, dependent property management on government, the lack of property management funds will be resolved.
